Numerous factors contribute to this decision, making it unique for each homeowner. LIFE CHANGES

Personal circumstances, such as job relocation, family changes/plans and retirement are all major life changes which can impact the decision and timing of when to sell your home.

PERSONAL FINANCES

Assess your financial situation. Do you have the flexibility to wait for a better market? Do you have pressing financial needs or timelines? Are you looking to consolidate multiple properties to make a larger purchase? These could all influence your decision on when to sell.

MARKET CONDITIONS

In a seller’s market, where demand exceeds the supply of homes, prices tend to be higher, making it a more favourable time to sell. Conversely, in a buyer’s market where there is more inventory than demand, buyers will have more choices and competing properties to choose from, potentially taking longer for your property to sell.

HOME IMPROVEMENTS

If you’ve recently completed renovations or improvements that enhance your home’s value, it might be a good time to consider selling and capitalizing on those enhancements. Focus on improvements that can yield a higher ROI (refer to my previous FAQ post!).

It’s near impossible to actually “time” the market correctly. In a seller's market, you may sell at a higher price but also buy at an elevated cost, whereas in a buyer's market, selling at a lower price may coincide with buying at a lower cost.
